That theory is not working well in S. FL right now. You can build it and after RE taxes, insurance you will be lucky to get back 50 cents on the dollar renting them. The dirt has gotten too expensive.
Several stories in the paper with people renting million dollar homes for $3500 month even though the taxes are 20K a year plus the monthly carrying costs(mtg, ins.). The renters are taking advantage of the glut of homes/condos for sale. The only landlords making money are the ones that have owned the units for years (low or no mortgages).
