I'd bet the tax number is wrong, that was based on the empty lot from last year. Being a new build they will appraise the land AND the new house this year so it will jump.
Neat build but no way would I pay 670K for what looks like a tiny cabin from the street.

In NJ we have a lot of homes in the 500-700 range with water behind the homes. They are not mansions but 3 bdr. 2 bath 1800SQ' homes. Our biggest problem is the taxes start at $8K and up. That's a lot of tax money for a secondary home. Its not as painful paying down the mortgage payment but just tossing away the tax money with no kids in school just kills me. Maybe I'm just cheep.

Here is a picture of my home @ LOTO . My taxes for 2020 are $2200. We are 2nd tier, and my house is worth about 600K (3200 sq ft w/ 32 x 40 attached garage)

Here is the kicker about LOTO. Our market is flat out on fire. Current listing time to sale is 72 hours w/multiple offers. Who knows what the election is going to change things but for right now, it is a sellers market. That being said, you still get WAY more house for the money than most places in the states. And... well, our lake certainly is a Mecca for Performance boating! I may be prejudiced, but in my opinion, it doesn't get any better.

Our property taxes in NE are not much better. We are 2-3% of value depending on what city limit or housing addition you live in. Fortunately, the schools in the suburbs are all very good and that is where over half of the property taxes $$ go.

You have a great house! I would agree LOTO is the strongest area for performance boating. I saw a Fountain 27 about a month ago, haven't seen a performance I/O since in S Florida.
What does 2nd tier mean?
