I need to find my own place to keep the boat heated indoors so I can work on it whenever I want.

Good question. I had this discussion with a realtor not to long ago. We were discussing the ones in the harbor. In short we both agreed it was not a good idea due to all the humidity. He had a customer replace his upholstery after leaving it un attended for the whole off season. I also know a guy that had a water line freeze and break in his boat house. That water line filled the boat up with water. The water drained into the bilge and froze. I believe the lift did break causing the stern to come down on the ice. This all happened when he was in Florida.... So, I don't think I could lock the door in fall and and leave til spring. To much risk...

Out Bar Harbor which is in East Harbor there is a row of enclosed boat houses and covered boat docks, there are boats in the enclosed ones all winter ans a few in the open ones. When i was growing up there used to be a lot out there in the winter but there are fewer now.

Fred normally leaves the Nor Tech in his boat house all year, no issues... but I can see risks.....
