Buying Lake Front House Questions

I'm not buying anything now. IMO the prices are waaaay to high!!!!. I have been doing research on a few of the lakes. There is a lot to look into, the reason for this post. A lot of these lakes, the prices have gone up 200-300% since 2016/2018 (depending on location). You can see the listing prices for the past. Many people are just throwing a number at the wall to see if it will stick. For example, one listed a house at 800k last month. A week later they lower it to 750k. A week later dropped another 50-100k. The market seems to be dropping from what I have seen. I might not be able to buy at 2016 prices, but definitely not buying at the high(now). I want to have a location picked out so I can make an educated buy if something I want comes along.
How does it work with the land owned and the shoreline? Does that change by state/county? One location you own say 50ft of the water, other places its different?
Good posts on the medical care Sydways. I am looking for this to possibly be my last home. As of now, I'm pretty heathy, but that can change in an instant, and might need quality medical care. From my research so far, NC has the better medical care.
Water depth and quality is a concern. Some places look like lime green swamp lol.
Open to all other tips!!!!!

I’m in the same boat as you,I’m looking for a house around the SML area didn’t want to over pay now the interest rates are going up the houses are staying on the market a little longer.I hope they will come back to where they were they were a few years ago.

Living on the lake is like nothing else. Even though we are not retired every day after work is like a vacation its just amazing. I don't think you can go wrong with what body of water you find your self on just make sure its a place that you just fall in love with. Everything else will fall in line. We are on lake erie in Ohio we still have. Winters here but the lake iced over is quite beautiful too. We love it.
