Default advice on Cape Coral Florida

Hi everyone, anyone who lives or lived in Cape Coral, I'm going down in September to look for a home. Any area's to stay away from? west side or east side better or worse? I've been looking in Cape Coral on the Eastside by Fort Myers. Anybody Know an honest and reliable Realtor in Cape Coral, any suggestions or concerns, much appreciated.......

I'd be happy to help you start getting a knowledge base on Gulf Access properties in the area. I am in SE Cape, and even though my boatlift is empty at the moment, I know the waters well. I am also a REALTOR, and Waterfront Gulf Access properties are my focus. Reach out any time.

Cape Coral is a giant HOA and an endless amount of rules and regulations. If I would have known before I bought, I would have purchased in Charlotte County instead of Lee. I am in NW Cape. When I bought my house 4 1/2 years ago I was the only house on the block and there was only one house across the canal from me. Now, every lot has been built on both on my side of the canal and across the canal. I would estimate that within a 10 block radius of my house there are 100-200 houses being built right now. I can probably see 12 being built from my yard. The place is filling up quickly. As a side note, alot of these new homes were started when housing prices were out of control a couple of years ago and now they aren't selling. They are being rented out to mostly non english speaking people with 3 or 4 families living in them. I have 2 such properties within a block of my place.

If I were looking for gulf access, I would want to be on the West side of Burnt Store road in NW Cape. I personally would stay away from the river access in South Cape unless I had a huge boat that warranted the river access.

Take a look at Pirate Harbor in Punta Gorda, 3 miles past Lee county line, great neighborhood, no HOA, 5 min idle to Charlotte Harbor, 12 miles to gulf.

I have a friend in Punta Gorda and Port Charlotte.

Both say they are getting too busy w/snow birds etc.

Both would move, if they could.

I had a house in the Cape 20 yrs ago.
A block from Burnt Store and Pine Island rd and loved it!

Spent a lot of time on Pine Island.

I also spent a yr in Port Saint Lucie on the east coast.

Both towns were very similar.

Both very young, both grew too fast, both depended too much on incoming revenue that soon dried up (‘08).

We recently visited both places where we used to live and both neighborhoods had turned into rental areas (3 or 4 cars in every driveway and yard) where we would no longer want to live.

And traffic sucks in both!

That being said, there are still very nice areas in both.
If you are retired or on a schedule where you don’t need to commute, I’d live there.

We are looking at the pan handle accordingly.

Only thing I can add is see what the elevation is. You can wind proof a house but flood nope, and if you have a mortgage in a flood zone the insurance rate will be insane and always go up.

Insurance down here on everything is nuts.
